JM Bathroom Addition

This job was to design and build a small bathroom addition to a single family dwelling in Long Beach, CA.  The owner wanted an adjacent bathroom to a bedroom for a house that only had one bathroom.  This was to be the master bath.  With just a few requirements, the owner had a good idea of what the layout would be and gave us liberty to execute it and refine the details.

Drawings were made, revisions made, and the approved project was stated in mid June of 2015.  The bathroom would have a corner shower stall with 2 sides of glass and a preformed terrazo shower pan.  The tile for the room would closely match exiting tile in a another bathroom.  The room also had a wall hanging vanity with sink and a lighted medicine cabinet/mirror.  A back door was added with an interior shade for the window.  A pocket door replaced the window for access to the room.  Due to the age of the roof, and a changing roof line, a large portion of the roof was replaced with new foil faced OSB to reflect heat and new shingles.

Later in the project, it was determined to replace a flat portion of the roof because it did drain right and rotted out the fascia.  A new roof 'sleeper' framing method was used to increase the pitch of the area and do it without adding a lot of weight.

 Forms placed, demo of the stucco mostly done.

Concrete poured: rough plumbing under way.

Insulation sub floor done.  Water test below floor done.

Roof demo and sleepers added to assist roof drainage.

 New facia on flat roof, room framed and sheeted, door on.

Roof framed and sheeted - note slope increase with new flat area.  All foil faced - reflects heat back up.
